They do not constitute a formal, binding contract or a final guarantee of credit approval. Final interest terms and loan amounts are determined after full underwriter verification of submitted assets.
While our calculators and estimators are built on sophisticated algorithms that have been tested against thousands of real-world loan scenarios, they should be used as planning tools rather than definitive financial commitments. The actual terms of your loan may vary based on your complete financial profile, current market conditions, and underwriting standards.
We encourage all clients to use our calculators as a starting point for understanding their potential borrowing capacity and monthly payment obligations. Once you are ready to move forward, we will provide a formal Loan Estimate that reflects your specific financial situation.
2. Client Document Authenticity Demands
Users uploading materials to our secure storage areas guarantee that all income documentation, identification records, and property details are authentic and accurate. Submitting altered or falsified records will result in the immediate closure of the application file.
We take document verification seriously and employ advanced fraud detection technologies to validate the authenticity of all submitted materials. Providing false or misleading information not only violates our terms of service but may also constitute fraud under applicable laws.
If we discover that any submitted documents have been altered or falsified, we reserve the right to report this activity to appropriate authorities and permanently ban the user from our platform. Our commitment to integrity protects both our clients and our institutional partners.
3. Jurisdictional Governance
Lending operations are governed by state financial regulations and federal banking framework criteria. These rules protect consumer interests and ensure professional standard practices are maintained across all transactions.

4. User Account Responsibilities

HousingLoanWorld will never ask for your password via email or phone. If you receive any suspicious communications purporting to be from us, please forward them to security@housingloanworld.com for investigation.
5. Limitation of Liability
HousingLoanWorld provides its services on an "as is" and "as available" basis. While we strive to maintain the highest standards of accuracy and reliability, we cannot guarantee that our services will be error-free, uninterrupted, or completely secure.
In no event shall HousingLoanWorld be liable for any direct, indirect, incidental, special, consequential, or punitive damages arising from your use of our services, including but not limited to errors in calculations, system downtime, or data breaches beyond our control.
Our liability is limited to the fees you have paid for our services, if any, and in no event will we be responsible for damages exceeding $100. This limitation reflects the nature of our services and the inherent risks associated with any financial transaction.

Any disputes arising from the services of a third-party partner will be handled in accordance with their individual terms of service. HousingLoanWorld will assist in resolving such disputes but does not assume liability for the actions of independent partners.
7. Modification and Termination of Services
HousingLoanWorld reserves the right to modify, suspend, or terminate our services at any time, with or without notice. We may also update these terms and conditions periodically to reflect changes in our services, legal requirements, or business practices.
When we make significant changes to our terms, we will notify you through prominent notices on our website or via email. Your continued use of our services after any modifications constitutes acceptance of the updated terms.
If you do not agree with any of these terms, you have the right to terminate your account and cease using our services. Upon termination, we will delete your personal information in accordance with our privacy policy.
8. Dispute Resolution and Governing Law
Any disputes arising from your use of HousingLoanWorld's services will be resolved through binding arbitration conducted in accordance with the rules of the American Arbitration Association. Arbitration will take place in New York, NY, and the decision of the arbitrator will be final and binding.
By using our services, you agree to waive your right to participate in class action lawsuits or class-wide arbitration. Any claims against HousingLoanWorld must be brought on an individual basis and cannot be consolidated with claims from other users.
These terms shall be governed by the laws of the State of New York, without regard to its conflict of law provisions. If any provision of these terms is found to be unenforceable, the remaining provisions shall remain in full force and effect.
